matted and encapsulated with UV glass, not examined out of encapsulation; notes verso reveal it went through some restoration in 1989; there is a crease running vertically along most of center- mostly bottom half; with some rippling and water staining to upper left corner; there is a stabilized tear at upper center, and a couple small creases or possible tears along left side and upper left corner; there is a minute pin-hole at left edge of treeline to right of cupola; generally with some mild toning to paper; only a couple tiny specks of foxing, but overall fairly clean; the black band at bottom edge possibly enhanced or inpainted- although does not fluoresce under UV light; frame is 19th-century, and fits the piece well, possibly original, with only a couple minor losses to gesso and gilding commensurate with age
